Step 1: On-Site Meeting with VCRE
We’ll meet at the property to walk the land together. This visit allows us to assess the lot’s layout, orientation, topography, and any unique opportunities or challenges that may influence the home’s design and construction approach.
Step 2: Follow-Up Meeting with VCRE and AHC New Homes
If you’re ready to move forward, we’ll schedule an in-office meeting to review the project in detail. During this session, we’ll outline the next steps, confirm expectations, and review the key financial components of your project:
- Budget: Estimated total project costs
- Contributing Factors: Considerations such as the sale of an existing home or other financial elements
- Financing Options: Cash purchase vs. construction loan
- Required Deposits: Funds needed to begin design and planning
This meeting ensures that the client, builder, and design team are fully aligned before entering the design phase.
Step 3: Design Agreement with AHC New Homes and Land Contract with VCRE
Once a working budget is confirmed, we’ll proceed with two key agreements:
- AHC Design Agreement – Engaging our design team to create a Concept Plan that fits your goals and budget (deposit required)
- VCRE Land Contract – Securing the property to move forward confidently (deposit required) with a Sixty (60) Day Feasibility Study Period
This phase requires a design deposit and includes:
- Preliminary floor plans and exterior elevations
- Preliminary cost estimates generated from our builder software using real project data
We utilize proven cost-per-square-foot averages from previous builds to determine an initial construction budget.
Step 4: Preliminary Construction Pricing with AHC New Homes
After your Concept Plan and estimated build costs are approved, we move into the Construction Bid Request phase. During this stage:
- The designer finalizes the full Permit & Construction Plan Set
- All design revisions are captured through official Change Orders
- Subcontractors and vendors provide firm pricing for each trade and material
This results in a comprehensive “Cost to Build” Contract Quote based on current market pricing.
Step 5: Builder Contract with AHC New Homes
Final Review & Builder Agreement
Once your site plan, home plans, and final cost breakdown are reviewed and approved, we’ll finalize your Builder Sales Agreement and collect the initial deposit. From there, AHC New Homes takes the lead on all permitting and approvals, ensuring full compliance with local, county, state, and federal requirements to prepare your project for construction.
You’ll then receive a comprehensive project playbook detailing every step of the process — including milestones, timelines, and key dates — to help you track progress toward your desired move-in date.
Ongoing updates and communication will be managed through our Builder System, providing you with direct access to schedules, progress photos, and project details every step of the way.
Step 6: Land and House Package Settlement
Upon completion of the land and home package settlement, ownership of the property transfers to you. All parties will then confirm a mutually agreed-upon start date—if not already established—after which construction will begin.
