Is this really my listing?

Yes — and it’s designed to work in your favor. You maintain full control of your land listing in the MLS while adding one of our homes as a Lot + Home Package. This allows you to market the property as a complete residential opportunity rather than just vacant land. You continue representing the listing, position it more competitively, and generate additional exposure and buyer interest through the expanded marketing.

Do I need to register my clients at Atlantic Homes?

Yes. We welcome the opportunity to work with you and your clients. By registering your clients, you will establish a Buyer’s Broker Agency. This ensures that you will get credit as the procuring cause for the sale and you will be entitled to receive commission on the base price of the home. It is important that you register with your clients either before or at their first meeting with Atlantic Homes.

How do I register my clients?

The best way to register is to email us sales@atlantichomescompany.com to schedule your appointment. This will register you and your clients in our system before our first meeting.

How long does my registration last?

Your initial registration lasts 30 days. After 30 days, the agreement must be renewed in writing.

Do I need to be present at the Purchase Agreement meeting? 

Our sales associates will prepare the Builder Contract and are trained to handle all of the paperwork for the transaction. You are not required to attend, however you are always welcome to attend any meeting with your clients to provide support and stay in touch throughout the process. You will receive copies of all paperwork once the contract is ratified.

What is your Commission Structure?

Commission rates vary based on the specific project and partnership structure. We encourage you to connect with one of our consultants to review the details and determine the compensation model that best fits your listing. In most cases, commission is calculated from the base price of the home.

When participating in our Co-Marketing Program, you’ll also have access to three distinct compensation structures—designed to create additional earning opportunities, even if you are not the procuring agent for the buyer.

When do I get paid?

For home purchases of inventory homes or to-be-built homes, the Buyers Agent is paid at settlement upon the completion of the home. 

For listing agents who have Co-Marketing Agreements with our Realtor Partner Program, the commission is paid at lot closing, which is typically about 90 days after the contract is signed. The listing agent will receive commission for both the lot and the home at the lot closing.
